Hello Homeowners:

    Spring has been with us now for a month, and the temperatures have been unseasonably warm. We will get some welcome relief starting Sunday with temperatures back in the mid 70’s for a few days. I’m happy to say that we will start our 3rd annual dandelion and weed program by giving out free bottles of weedkiller. All you do is screw it to your hose and make weeds a thing of the past in your yards. Over 100+ homes took advantage of our free program last year. The program will start on Wednesday, April 22nd. Text your address to 631-512-8160 HOA; residents can request up to two free bottles.

   Since the start of Spring, we have had many residents already mowing their yards or having a lawn care service come. We have been receiving inquiries about homes that have weeds, unkempt shrub, sidewalks that need edging, and tall grass on properties. We would like all homes in the next two weeks to be up to The Baneberry Code on lawn maintenance. The HOA will be checking the neighborhood at month’s end regarding lawn violations.

  On another subject, for those who have received a 2nd notice regarding payment of annual HOA dues from our management company, MJS, are urged to make payment a priority. Residents can reach out to MJS at 803-743-0600 with any questions or to discuss payment plans.

  We are also getting inquiries on cars and trucks that park on the street every night and in front of other residents’ driveways, which is not allowed. Per state law, vehicles cannot be parked near intersections or within 30 feet of a Stop sign. Please read the Baneberry by-laws closely on parking, which are available on the website under Governing Documents.

Colder weather has arrived and that can only mean one thing. Christmas is right around the corner. Our front end is looking festive again for the holidays. The HOA along with the holiday committee will vote for the three most magical homes in the neighborhood once again. Many lights and decorations adorn our neighborhood already and homes are now in full gear decorating for the holidays. 

With all the leaves falling from the many trees in the subdivision, I want to remind everyone it is your responsibility to manage leaf pick up and removal within your property and not wait or hope they will blow into a neighbor’s yard. We will start acting on some of the complaints we are already receiving regarding this issue soon.

  All residents should have received their assessment letter in the mail from MJS by now and the due date of January 1st, 2026, is incorrect. The date should be January 15th, 2026 which mirrors the previous two years.

Our first sidewalk repairs in over 16 years have been completed, and CDA did a wonderful job replacing 17 different problem areas. We hope to move into phase two of our repair project in the spring. Don’t worry, we haven’t forgotten you. We continue to survey over 2 ½ miles of sidewalk.

Fall is finally here, and the cooler weather brings welcome relief. Halloween is right around the corner and on a Friday night this year and the HOA will be having a contest for the three scariest homes in the subdivision. Some homes have been ready for Halloween for several weeks. Many homes with younger children start as early as 5:30pm so everyone be ready.

Did you know that not only is Baneberry one of the few neighborhoods that is lucky enough to have sidewalks on both sides of the streets, but also has more than two miles of sidewalk that needs to be maintained by the community. Some of the sidewalks are over 15 years old. We have identified 14 areas which are either lifted up or cracked and will be replacing them this fall.

It is also important to note that every homeowner is responsible not only for the maintenance of their yards, but also, the edging or trimming of the sidewalk on their property. This includes the grass, especially centipede grass which grows over the home’s front curbing. The HOA has received numerous complaints on lack of sidewalk and front curb attention. 

We are also sending our landscape team around to start cleaning the grass growing in some areas of our roadways, especially around some sewer drains and also on the street in front of numerous homes. Our ultimate goal is keep Baneberry looking nice and raising the property values for every homeowner.

Spring Update

We hope everyone is enjoying the beautiful spring days that are now upon us. Due to popular demand, the HOA will now start our 2nd season of giving out bottles of weed and dandelion killer to homes at no charge to help keep their yards in pristine condition for the months ahead.  It is up to each and every resident to keep your lawn mowed and your landscaping maintained throughout the year according to the bylaws of the community. It will make the neighborhood not only aesthetically pleasing, it will also put a smile on your neighbor’s faces.  

Residents can call 631-512-8160 to have their weed killer delivered or schedule a pickup.

The HOA Board is sending out a courtesy reminder to the homeowners who have still not paid their assessment fees for 2025. The first letter went out on 12/9/24 and the second notice went out for those who hadn’t paid yet in early February. For those residents who are still delinquent on their $200.00 assessment fees as of this notice, a final 10 – day letter will go out the last week of February.

      If you cannot make full payment by the deadline in the letter, please call MJS Inc. at 803-743-0800 to make arrangements to become current with an agreed-upon payment plan. Doing nothing will result in turning the matter over to the Baneberry HOA’s law firm with an additional $500.00 Notice of Delinquency assessed on the homeowner.  This is a reminder to homeowners who do not understand the process. 2024 Christmas Decorating Award Winners
