Hello Neighbors

Another successful Halloween is over in Baneberry. Fall and the Christmas season is upon us as the milder weather is finally arriving. This is a chance to get your last lawnmowing and trimming done before the holidays. It will make your neighbors appreciative and will keep homes in the guidelines of the community. It is also each resident’s responsibility to maintain the leaves falling in your yards before they blow and become your neighbor’s problem. The HOA had several complaints on this very issue last year.

We will have our holiday Christmas lights installed at the front entrance again this year and the Christmas decorating contest will take on new categories this year with each winner receiving a gift card. Our Christmas committee will be voting again and if you are interested in in being on the committee, contact us through the HOA website or talk to a board member.

Spring has sprung in Baneberry and with all the beautiful flowers and lawns comes those pesky weeds and dandelions that take over many of our yards and will continue to grow with absolutely no water!  Each home owner is responsible for the continued maintenance of their lawns year-round,but especially during the summer months. It is unfair to a homeowner that keeps their yard in compliance with the Baneberry by-laws to look over at their neighbors’ yard and see a field of dandelions. The HOA would like to help our neighbors get rid of the weeds and dandelions once and for all by donating bottles of weed killer which will hook to a garden hose and can spray an entire yard in less than 20 minutes. Mow your yard or have it mowed and then spray with your free bottle. Email us via the website or contact a Director today.

The HOA Board is sending out a courtesy reminder to the homeowners that have still not paid their assessment fees for 2024. The first letter went out on 12/1/23 and everyone was given an extra two weeks this year, until 1/15/24, to pay your $200 assessment fee. The 2nd letter for those who haven’t yet paid went out on 2/5/24, with a due date of 2/27/24. For those homeowners who are still delinquent on the assessment fees as of  2/27/24, a final 10-day letter will go out on 2/28/24, and the final deadline for payment will be mid-March.

If you cannot make full payment by the deadline, please call MJS Inc. at 803-743-0600 to make arrangements to become current with an agreed-upon payment plan. Doing nothing will result in turning the matter over to the Baneberry HOA’s law firm and an additional $475 Notice of Delinquency will be assessed on the homeowner.  This is a reminder for homeowners who do not understand the process.  Thanks in advance.

Fall Update-From the President

I would first like to thank everyone for another successful Halloween celebration in the Baneberry neighborhood. We had over 120 homes decorate for Halloween. After talking with several residents the next day, many homes had over 300 trick or treaters this year!! Some homes were still answering their doorbell till 9:00 p.m. It was good to see so many friends and neighbors out enjoying the evening and the brisk temperatures.

We also had our Halloween committee vote for their favorite homes again this year and the following 3 winning homes received a gift card from Amazon:

With many days over the next two weeks forecast for temperatures in the 70’s and low 80’s, this will give residents the chance for that last lawn mowing and trimming opportunity before the holidays. It will make your neighbors appreciative and will keep you within the guidelines of the community.    

We will also start our mailbox program again for anyone whose mailbox is broken, rusted out, or time has taken a toll on it. We will have new mailboxes available through the HOA website starting on November 15 for $20.00.

Everyone should have received a letter in the mail for the upcoming HOA Annual Meeting on November 16 at 6:30 p.m. at the Calvary Chapel of Lexington Kid’s Building. If you are interested in running for one open board seat, call MJS at the contact number in the letter.

Decorating will be done within the next ten days. And, last but not least, Daylight Savings Time ends this weekend. Please set your clocks back one hour Saturday night when you go to bed.

Back to School Community Party


The Baneberry HOA invites residents to our 2nd Back to School party from 11:30 am to 1:30 pm on July 29 on the cul de sac at the top of Silverbell Court.

Come join your neighbors for a couple of hours of fun here in Baneberry. Children need to be accompanied by one parent to receive gift cards or lunch kits.

Pizza Hut and Pelican Snow Cones will be serving up free food and fun! $50 gift cards for new school backpacks and supplies for the first 50 children ages 11 to 18. Free Bentology lunch kits with thermos for the first 50 kids ages 5 to 10. Two professional face painters from Emerald’s Artistry offering hand & airbrush painting. Free water and soft drinks to everyone attending.

Greetings from the HOA Board. We are less than week from the official start of Spring and a reminder that it is each resident’s responsibility to keep their yard mowed, bushes and hedges trimmed, and their sidewalk edged for the entire community to enjoy and be proud of. Please feel free to contact the HOA if you need help mowing your lawn or just need advice on a lawn service.

 Over the past 12 months we have seen increased complaints regarding residents parking their cars in the street on a continual basis. I will remind everyone of the following rules that need to be adhered to by everyone living in the community as part of the Baneberry Regulations:

Parking on the street of any passenger vehicle is strictly prohibited when there is available space in the driveway or garage (Use of the garage as a general storage or living area does not eliminate it from an ‘available parking location’). Where all available driveway and garage space are utilized by other vehicles, parking on the street of a passenger vehicle of a lot owner shall not be allowed if it is frequent, habitual, or continuous and parking on the street of a passenger vehicle of a lot owner or of the temporary guest of a lot owner shall only be allowed if it is temporary in nature.”

 We have also contacted the Sheriff’s Department about adding patrols to the neighborhood for habitual speeding which has also gotten worse. Christmas Greetings

On behalf of myself and all of our HOA board members, I want to wish all of the residents of Baneberry a very Merry Christmas and a Happy New Year. This is our first year of having the front entrance lighted for Christmas, and I want to thank the more than 100 homeowners who decorated for the holidays and who have enhanced the Christmas spirit throughout our subdivision. A truly beautiful neighborhood to drive around in and see the beautifully decorated homes. We continue to grow as a community and we wish everyone a healthy prosperous New Year.

Back to School Community Party

Greetings from the HOA Board. I hope everyone is enjoying our beautiful spring weather. With the start of Spring, a reminder of each resident’s responsibility to keep yards mowed and landscaping trimmed throughout the summer months for our entire neighborhood to enjoy. If anyone needs assistance with mowing their grass, please do not hesitate to contact the HOA.

The SCDOT finished their road work on Longs Pond Road Friday. This will now allow the HOA to have the entire front entrance re-sodded with Bermuda grass and fresh flowers planted for Spring. This work will start in the next couple of weeks. We will also be adding new, more established trees along the back retention pond.

We’re pleased to announce the addition of Ashley Kates as our newest board member, who will serve out Jake Barth’s term. We thank Jake for his time with the HOA and his contribution to the board and community.

  Look for announcements on summer events in the neighborhood as we move forward. Hope to see everyone around the neighborhood.
