The Governing Documents provide residents with the rules and regulations for our community. All residents should maintain copies of the Baneberry regulations and be familiar with them.
Members may make approved changes to their property by following the proper procedures. This starts with submitting an architectural application to our management company, MJS, Inc. Please keep in mind that MJS, Inc. not only provides management services to our neighborhood, but a number of other neighborhoods in the Columbia/Lexington area.
Once applications are submitted to MJS and vetted by their trained staff, the application is submitted to the board architectural liaison for final approval. It is our goal as a board to facilitate the improvements and changes you want to make to your property. There are times however, when a request has to be modified, or denied outright. This is usually done based on the professional advice of MJS, due to their experience with issues that have arisen in either our or other neighborhoods.
Pro tip: If you submit an architectural request and are asked to provide additional information, resubmit all of your documents together along with the requested new information. This will prevent delays in your application being considered.
